Chaplin Estates

Chaplin Estates is one of those Midtown neighbourhoods that feels surprisingly peaceful considering how close you are to everything. The streets are lined with mature trees, beautiful character homes and well-kept gardens, but Yonge and Eglinton, shops, restaurants, parks and transit are all just minutes away. It has that established neighbourhood feel without being removed from the city.

One of the things I love about Chaplin Estates is the homes. You’ll find beautiful detached and semi-detached houses, many dating back to the 1920s and 1930s, with Tudor and Georgian-style homes mixed in with classic Toronto brick houses. Some still have their original details and charm, while others have been beautifully renovated or expanded for modern family living. The mature trees and gardens really add to the character of the neighbourhood.

For families, there are several schools in and around the area, including Eglinton Junior Public School and North Toronto Collegiate Institute, along with Catholic and private school options nearby. It’s also one of those neighbourhoods where you’ll regularly see kids walking to school, families heading to the park and people out walking their dogs.

The outdoor space is definitely one of the biggest perks of living here. The Kay Gardner Beltline Trail runs right through the area and is a favourite with walkers, runners, cyclists and dog owners. It’s such a great way to get outside, and having that kind of green space running through the middle of Midtown is a huge bonus.

Oriole Park is another local favourite, with a playground, tennis courts, sports facilities and plenty of open space. You’re also close to Eglinton Park and the North Toronto Memorial Community Recreation Centre, giving families even more options for swimming, skating, sports and recreation throughout the year.

There are lots of everyday amenities close to home too.

Yonge Street and the Yonge-Eglinton area have everything from restaurants and cafés to grocery stores, fitness studios and local shops. Avenue Road is nearby as well, with more restaurants, bakeries and everyday services.

Getting around is easy, with TTC and subway access nearby, and the central location puts you close to Forest Hill, Davisville Village, Allenby and everything happening around Yonge and Eglinton.

But what really makes Chaplin Estates stand out is how comfortable it feels. You can walk the Beltline in the morning, take the kids to Oriole Park, grab coffee or dinner around Yonge and Eglinton and then come home to a quiet street surrounded by mature trees and beautiful homes.



You’re close to everything you need, but the neighbourhood itself still feels peaceful and residential. It’s that combination of character homes, green space, walkability and location that makes Chaplin Estates such a special little pocket of Midtown.
